City of Sydney - Development Application Models

City of Sydney Council has very specific requirements when it comes to the submission of models that accompany Development Applications. All models must be at a scale of 1:500 to fit within the existing physical model on Level 1 of Town Hall House. If the development falls within the Councils physical model area then the site building only need be submitted however, if the development falls outside the council’s physical model area, then the site buildings and a specified amount of surrounding context must be modelled. The amount of context is determined by the height of the proposed development (100 metres from all site boundaries for buildings up to 10 stories and 200 metres for buildings over 10 stories). The models must be of solid construction showing; setbacks, colonnades, significant fenestration, balconies, plant rooms, parapets and roof details. Stage 1 submissions only need to show building envelope massing with no facade or other detailing.
